157 Acre Pivot, With Certificate of Water Right Permit

Greetings, Great opportunity for you to purchase a nice highway 78 frontage property with 157 acres of certified water rights.  The priority date on the rights is October of 2008.  The property has an older used Valley Pivot set up on the property with all wiring and pipes hooked into the pivot from the well.  The property has been cleared and the owner had planted an alfalfa crop on it 4 years ago.  They had some issues with the well casing that caused the well to not be operable but can be fixed. Property is good sandy loam soil.  Great for growing alfalfa hay.

The well itself is 330 feet deep it was drilled in 2003 and test pumped after completed.  They pumped it for 6 hours at 500 GPM and the draw down was at 80 ft.  The owner said they cranked it up to 1250 GPM and the draw down went to 124 ft.   According to the owner when they were putting the casing in the well at around 197 ft. the casing broke as they were dropping it down and created an approximately 14 ft gap between the casing and the soil which has caused problems with the pump.  He did not have the money to fix it so there it sits waiting for someone to come and take over the project.  He has a newly rebuilt 75 horse power pump and the bowls have been rebuilt as well.  The water temperature when drilled and tested was 57*.

The property is in good condition.  It is fenced and ready to farm.  Excellent access off of Highway 78 near Crane Oregon.
